The original property
The property is located in a small hamlet and comprised of two semi detached stone barns with a large parcel of attached land (of one hectare) and a certificate of urbanisation.

A French registered architect applied for permission to convert the barns to a house on one side (14m x 9m) and two attached gites (the other side split in half - 7m x 9m each) - architectural drawings available.

Second planning permission
About two years ago, a decision was made to relocate the whole building 3m over in each direction further from the cross roads because of difficulty with footings.
Building permission was sought and obtained from the mairie, in effect allowing the creation of a new build.
The old barns were demolished in 2009 and the new building was constructed in 2010.
A condition of the permission was that the same external design as the agreed drawings was kept. The property therefore benefits from walls created with Panaing reinforced blockwork with Crepie coloured waterproof render for the rebuild (standard French approved construction).
The house will have three bedrooms and each gite will have two bedrooms. Alernatively it can be two houses (14m x 9m each).
Work in progress
The glass goes in next week to make watertight. The interior fit out will be underway in two weeks. (electrical, stud, insulation and plasterboard lining to ceilings and walls).
Kitchen units, some white goods and bathroom suites for each side.
Approx. 200 tonnes of dry stone walling from the demolition which will be used for walls around the site.
There are photos of every day work was in progress for demo, septic tank (new regulations with filter bed), blockwork, joists, laminated beams (no columns needed for roof support), tiling (double Roman canal tiles), mezzanine floor forming balcony, windows etc. All work has been carried out by French registered English builders.
Location
Nearest airports: Limoges (40 mins drive) and Angouleme.
The area is rural with the main industries being farming and Limousin cattle.
There is plenty to do locally, making this an ideal spot in which to enjoy your leisure time. There are Chateaux, leisure lakes, and Roman remains to explore whilst the area is perfect for cycling, hiking, walking and carp fishing.
Of local interest there is the
meteorite at Rochechouart and the war memorial martyr village at Oradour sur Glane.
For sale
The property has been valued at £350,000 when complete.
The whole site is for sale at £175,000.

I am offering a half share of current build for £90,000 - either as a 50/50 partner (with a view to jointly completing) or for half of property (a semi detached house with a parcel of land as it currently stands)
I have paid for everything to date and the sale would speed up completion of my share to include a shared pool installation.
