The property is a wonderful farmhouse complex, beautifully situated in sublime countryside and ripe for development.

The Farmhouse
The farmhouse, which has been completely and professionally re-roofed, retains original features such as fireplaces, oak beams and oak flooring.

There is a kitchen/living room and three other rooms as well as three cellars and an attic. Although inhabited until very recently, the farmhouse is in need of updating and modernisation. Water and electricity supplies are connected.

The Barns
Adjacent to the farmhouse is a large barn (about 22x10.5 m), which has also been entirely re-roofed.

It is separated into two distinct parts and has enough height to allow for a two-storey conversion.

On the opposite side of a large courtyard there is a small one roomed house with a fireplace, adjoining another large barn (together about 21x7.5m). Both have also been re-roofed and there is ample space in the barn for two floors.

The Courtyard

The courtyard is a superb asset to the property, a sheltered place to sit in an evening enjoying a meal or a quiet drink.

The Grounds

The grounds, of about two acres, surround the property equally on three sides so that each barn and the house could have its own defined land, if this was required.

The land rises behind the courtyard and there is a large flat area, which would be ideal for a patio and a swimming pool, although there is plenty of space elsewhere for swimming pool(s) if desired. The views from the patio area and the land around the property are truly magnificent, with long vistas of rolling hills covered with meadows, trees and patches of woodland.

The Area

The specially protected historical village of Champagne lies about 1.5 miles away.

It has a very hospitable bar, shop, and the local Marie, as well as an impressive chateau.

Although the property is totally secluded and has its own privacy, there are about a dozen other houses in the near vicinity.

The town of Riberac is not far away and has one of the best open-air markets in the area, every Friday morning.

Aubeterre (one of the prettiest and most historic villages in France) is only a few miles away and Verteillac is even closer with a selection of bars, restaurants and shops.
